Park Rules!

Remember that the following rules are for the safe and peaceful operation of the park. All residents have the right to enjoy a quiet stay just like you!! If you have any questions, please contact the front desk or the management.

  • All residents are required to fill the Registration Form (available at the front desk).

  • All payments to the park must be confirmed with a receipt.

  • Background check and electric deposit is required for monthly rental.

  • Speed Limit is set at 5 MPH and will be enforced. $25.00 fine for speeding.

  • Laundry hours: 8am – 4pm daily.

  • Quiet hours are from 10pm – 8am daily.

  • Camping fees are to be paid in advance.

  • Tent sites are extra and are not included in the RV Space price.

  • 1 RV and 1 Vehicle per space (2nd Vehicle needs management approval and additional charges will apply).

  • RV must be clean and in very good condition.

  • Propane sold at the park. Large propane tanks, over 7 gallons not allowed. Empty propane tanks should not be stored outside of trailer. Will be removed from space.

  • No storage under RV. Skirting of RV is not allowed. Covering of tires, other than tire covers is not allowed.

  • Unregistered and vehicles violating the park rules will be towed at owner’s expense.

  • Non Drivable vehicles are NOT permitted on the park. Will be towed at owner’s expense.

  • No Vehicle maintenance work is allowed on the park, including washing.

  • No parking on adjacent spaces or on the driveway.

  • No temporary or permanent structure(s) including storage and tents permitted.

  • Fences are allowed for long-term residents at the discretion of the park owners. Written permission from the park owners is required for fences!

  • School bus, Tow trucks, Semi’s, Boats & other large commercial vehicles not permitted inside park.

  • No Smoking inside park building or outside the entrance/exit doors.

  • Pets must be kept on a leash, under control and quiet at all times.

  • Pet feces must be picked up immediately and disposed of properly.

  • Pets are NOT allowed inside any of the park buildings.

  • Hanging of clothes is NOT permitted anywhere on the park (includes clothesline).

  • Camp fires and fireworks are NOT permitted.

  • Campsites must be kept clean and tidy at all times.

  • No soliciting, peddling, loitering, trespassing or trading allowed on the park.

  • Sale of drugs and alcohol is not permitted on the premises.

  • Help us maintain a clean and tidy park, by not littering. Please dispose of trash in the proper manner. This includes cigarette butts. Do not throw them on the park ground.

  • Large trash cans are not allowed on your space. Dispose off each trash bag directly in the park dumpsters.

  • Storing of trash/garbage in vehicles, especially pickup trucks, is not allowed.

  • Do NOT put food outside for wild animals.

  • Do NOT drink alcohol while walking or driving around the park.

  • Keep restrooms clean.

  • Parents are responsible for the supervision and conduct of their children at all times.

  • Sewer hose seal is required for all sewer hookups.

  • Gardening and Potted plants are not permitted.

  • Please respect guest’s privacy by not walking through occupied sites.

  • Please do not remove picnic tables from their sites.

  • Please close awnings and put chairs away when RV is unattended. Strong winds can cause damage.

  • Every space will be checked periodically by management, for compliance with these rules.

  • No person shall disturb the peace, make unreasonable noise, use profane language, engage in violent behavior, display or discharge a firearm or other weapon.

  • Any guest that willfully or negligently destroy park property or equipment will be held liable for the value to repair or replace.

  • All guests of the renters are subject to these rules and regulations.

  • All complaints shall be in writing, signed, dated and submitted to the office.

  • There is a $15.00 charge for each returned check.

  • Electric bill is due by the 3rd of every month. Late fee of $20 will be added on after said date.

  • Any monthly or weekly renters who are late on rent will be switched to a daily renter and pay the daily rates as posted, for every day late, till the rent is paid in full.

  • No partial payment accepted. All payments must be in full.

  • Any non-paying renter will be evicted immediately.

  • No cash refunds issued.

  • Management/Owner assumes no liability for loss or damage to guest property and/or injury to person, pet or party arising due to use of park facilities or caused by others while on the premises.

  • Management reserves the right to refuse service to anyone.

  • Park rules and policies are subject to change at any time by Owner/Management.

  • Failure to follow these rules is cause for eviction.

Refund & cancellation Policy
  • For monthly guests, one pet allowed per space; For daily and weekly guests, pets must stay inside trailer

  • Dog walk is open for guests just outside the front wall (in land that belongs to the RV park). Walkers must pick up after pet and dispose in dumpster.

  • Pets must be kept quiet and on leash at all times.

Cancellations:

  • No cancellation fee. Cancellations can be done anytime. A courtesy call would be appreciated (Ph: 505-931-5000).

Refunds:

  • For daily guests, Same day cash refunds if paid by cash. Credit card back on the card, and check refunded by check. Next day cash pay is refunded by check. No cash refund the next day onward.

  • For weekly and monthly guests, there will be a pro rated check refund or credit card refund after last month's electric is paid, remaining deposit is refunded by check.
